Apartments Near UT Austin

With an individual housing contract, residents are responsible only for their installment payments. Residents of our UT Austin apartments are not liable for their roommates’ installments. Unlike traditional agreements or joint housing contracts, if a resident’s roommate transfers, graduates, or fails to submit their monthly installment payment, it does not affect the resident or their housing contract. Individual housing contracts allow college students the opportunity to worry about one less thing!

*SMART Housing is a City of Austin affordable rental program. There are a few ways to qualify: (1) Need-Based Financial Aid, (2) Work Income with a max annual salary of $32,700 or (3) Self-Employment with a max annual salary of $32,700.

*SMART Housing is only available on Studios and 1-bedroom apartments.

To make things easy, we offer a personalized roommate matching service for students who want to be placed with a roommate. Roommates will complete a Roommate Matching Form to help us know what each person is looking for in a roommate. Our team will then review the roommate preferences in the Summer and match your student with the best roommate we can find based on their preferences.

The Nine at West Campus provides fully furnished apartments with multiple different layout options for UT Austin housing. This means that students don’t need to worry about purchasing and transporting furniture, which saves money! Each student will have a full-sized bed, end table, large desk and chair, dresser, and private bathroom in select units. The living room includes a designer couch, chair, end table, coffee table, media shelf, and a 50” flat-screen TV. The kitchen is fully equipped with bar stools, granite countertops, energy-efficient appliances, full-size refrigerator with icemaker, garbage disposal, dishwasher, and full-size washer and dryer.

Monthly installment payments include premium cable TV with HBO package, high-speed Internet, pest control, full-size washer and dryer, access to all community amenities, and professional on-site staff. The only utilities not included in the monthly payments are electricity and water. To make this easy for residents, The Nine at West Campus pays all electricity and water bills, and then individually bills each resident for their share of the electricity and water bill. To make it even more convenient, this bill can be paid through the resident portal, just as with monthly installment payments.

Installment payments are always due on the first day of the month. Monthly payments can be paid in a lump sum (due August 1st), by the semester (due August 1st and January 1st), or in 12 equal installments (due August 1st, and on the first day of the month for the next 11 consecutive months). We have made it as easy as possible to submit installment payments. Residents can submit monthly installments by e-check, credit card, or money order all through our Resident Portal. There are service fees for credit cards, money orders, and e-check payments. You can set it up to automatically deduct from your account each month so that you never have to worry about late fees. Late fees are assessed to payments received after the 3rd day of the month.

As a condition of our housing contract we require all residents to carry liability insurance ($100,000) for damage to the landlord’s property during the term of their lease. If you have a policy of your own, you can provide proof of that policy prior to move in. If you do not have or provide proof of coverage, you will be automatically enrolled in the Landlord Liability Protection Program. The coverage provided by the Landlord Liability Protection Program meets the minimum requirements of the housing contract. The policy covers only your legal liability for damage to the landlord’s property (covered losses include fire, smoke, explosion, water damage, or backup or overflow of sewer, drain, or sump) up to $100,000. This policy is not personal liability insurance or renters insurance. The policy does not cover any of your personal belongings, additional living expenses, or liability arising out of bodily injury or property damage to any third party. If you are interested in these additional coverage(s), you should contact a licensed insurance agent or insurance company of your choice.

The Nine at West Campus’ housing contract is a legally binding agreement that cannot be broken. In the event you can no longer live with us after you have signed your housing agreement, we will assist you in subleasing your bedroom. Our professional staff can assist you with the details of this process.

Mail will be delivered to your apartment’s mailbox located in the community. Packages too large for your mailbox will be delivered to our office and stored in our package delivery room. You will be able to stop by the office to retrieve your package.

For maintenance requests, simply login to the resident portal, and complete a maintenance request. This way you can check on the progress of your request online. In the event of an emergency, please call the office immediately, instead.
