Our UT Austin off-campus housing community is only 0.9 miles from the UT Tower (Main Building), 1.1 miles from the Perry–Castañeda Library, and 1.2 miles from the Darrell K Royal–Texas Memorial Stadium. With a Walkability Score of 87, The Nine ranks among the most walkable Austin apartments near UT, meaning residents can easily walk or bike to classes and nearby shops.

2. Apartment Features & Furnishings

Yes, every bedroom in our Austin student apartments comes fully furnished. Each private bedroom has a full XL pillow-top mattress on a frame, a headboard, a large desk and desk chair, a 3-drawer dresser, and a nightstand. Bathrooms are private or shared depending on the floor plan. The living room is furnished with a designer couch, swivel chair, end table and coffee table, bar stools at the kitchen counter, and a 50″ flat-screen Smart TV. Because the units are move-in ready, you save money and hassle on furniture.

All apartments feature granite countertops and full stainless-steel appliance packages. This includes a full-size refrigerator (with an ice maker), an electric stove/oven, a built-in microwave, a dishwasher, and a garbage disposal. Kitchens come with barstools at the counter for casual dining.

Yes! Every apartment at The Nine at West Campus comes with a full-size, in-unit washer and dryer for your convenience. You won’t have to worry about hauling laundry anywhere or sharing machines; just wash and dry your clothes at home whenever you like!

The Nine at West Campus offers fully furnished studio, 1-bedroom, 2-bedroom, 3-bedroom, 4-bedroom, and 5-bedroom floor plans. Each bedroom has its own lock. Yes, high-speed internet and cable (with HBO) are included in your monthly payments. All apartments are wired for gigabit internet, and you can connect your laptop or gaming console right away. Cable hookups are ready in living rooms. We partner with reliable providers so you get fast, consistent service (included in your installments).

The Nine at West Campus features a resort-style swimming pool that is a favorite hangout for our residents. The pool area includes a shallow tanning shelf, a relaxing spa deck, and even a giant poolside Jumbotron where we host movie nights and watch big games.

Surrounding the pool, you’ll find plenty of space to relax, including a hammock lounge area and a fire pit lounge with a cozy double-sided fireplace for those cooler evenings. We also have outdoor grilling stations and a bar seating area, perfect for BBQs or picnics with friends. All of these outdoor amenities create a fun, social atmosphere where you can unwind under the Texas sun right at home.

For academics, we provide study rooms and group project rooms equipped with Smart TVs, perfect for collaborative study sessions or presentations. If you need a quiet space, there are private study lounges, and we have a computer lounge with iMacs plus a printing center so you can work on assignments and print documents without going to campus. 4. Pet Policy

Yes, The Nine at West Campus is pet friendly. We allow up to two animals per unit, with certain restrictions. Restricted breeds, such as pit bulls, Rottweilers, German Shepherd mixes, and Huskies, and exotic animals including snakes, lizards, and large birds are not permitted.

All pets must be registered and approved via our PetScreening process before move-in. The pet policy includes a one-time fee of $300 per pet and a monthly pet fee of $35 for non-ESA pets or service animals. Service and emotional support animals are accommodated per HUD guidelines. If you have questions about your pet, our leasing staff can clarify any breed or size concerns.

5. Parking and Transportation

Yes, we offer a secure underground garage parking deck. Garage spaces are $165 per month and are reserved and assigned on a first-come, first-served basis. Since spaces are limited, there is currently a waitlist for garage parking. All parking stalls are pre-assigned to residents (no guest parking on site).

Our West Campus location is very walkable, as most errands and classes can be reached on foot. West Campus is known for having a high Walkability Score, and our own Walkability Score is 87. In addition, the location is extremely bike-friendly (West Campus is flat and has bike lanes). Public buses also run frequently on Guadalupe/Stadium Dr., just blocks away.
In practice, many residents don’t need a car; they walk, bike, scooter, or take a bus to UT Austin and nearby shops and restaurants.

6. Safety and Security Features

Our friendly on-site team is based in the leasing office. They handle leases, maintenance, packages, and community issues. You’ll see staff during office hours (Monday–Saturday) to answer questions or report problems. For security, we offer FOB-controlled building entry, amenity-area access, and stairwell access, secure individual bedroom door locks, and an overnight on-site security guard. We also have surveillance cameras throughout common areas.

7. Resident Life and Community

The Nine at West Campus’s P.A.W.S. (Philanthropy, Academics, Wellness, Social) program is our way of building community on campus. Through P.A.W.S., we host events and initiatives that help residents grow academically, give back to the community, improve personal wellness, and bond with one another. These are integrated into our resident events calendar (think charity drives, study workshops, yoga nights, and social mixers). The goal is to help every resident feel like they belong, both in their academic and social lives.

Yes. We partner with the RoomSync app so that incoming students can be matched based on lifestyle preferences if they don’t already have a roommate. RoomSync allows you to browse profiles and pick a compatible roommate. (You can also skip roommate matching and apply with your friends as a group; it’s your choice.)

8. Leasing, Contracts & Payments

At The Nine, each resident signs an individual housing contract. This means you are only responsible for your own portion of the lease and not liable for any roommates’ portions. If a roommate transfers or fails to pay, it doesn’t affect your contract.

SMART Housing is a City of Austin affordable rental program for qualifying students. It’s available on studios and 1-bedrooms only, and eligibility requires certain income or financial aid criteria. Contact our office or visit the SMART Housing page to see if you qualify.

Monthly installment payments at The Nine at West Campus are due on the 1st of each month. You can pay in one lump sum (due August 1st), by semester (due Aug 1 and Jan 1), or in 12 equal monthly installments (due on the 1st of each month). Payments are made online through our secure resident portal via e-check, credit card, or money order. (Note: credit card and e-check payments have small processing fees.) Late fees apply to payments received after the 3rd of the month.

Monthly installments include many utilities and services. Installments cover premium cable TV (with HBO), high-speed Internet, pest control, and access to all community amenities. In-unit full-size washer and dryer are also included. Electricity and water are not included, but The Nine pays those bills and then separately charges each resident their fair share via the portal. In short, you’ll enjoy inclusive utilities and worry-free billing.

Yes. As a condition of the lease, all residents must carry $100,000 liability insurance covering damage to the landlord’s property. You can use your own renters insurance policy if it meets requirements. If you don’t have coverage, we’ll automatically enroll you in our Landlord Liability Protection Program to meet that minimum.

You can pay by credit card, e-check, or money order through the online resident portal at any time. You can also set up auto-pay so the amount is deducted automatically each month.

Installments are due on the 1st. Payments received after the 3rd are charged a late fee. If you anticipate being late, contact the office immediately; communication is key to avoid fees.

You can reserve a bed by applying online on our website. Simply select your preferred floor plan (studio through 5-bed) and click Apply Now. The application includes a background and credit check, as well as a deposit. If approved, you’ll sign an individual housing contract for the term. Because we offer individual contracts, you’re only responsible for your own unit contract, not your roommates’ share. Once you’ve applied and been approved, we’ll reach out with the lease and move-in details.

Each apartment has a mailbox in the community mail room for regular USPS mail. Any packages too large for the mailbox are delivered to our leasing office and stored in a secure package room. You can pick up packages during office hours. Our friendly staff is here to help with package notifications.

To make a maintenance request, simply log in to your resident portal and complete the online maintenance form. You can track the status of your request there. In case of an emergency (water leak, no heat, etc.), call the office immediately for 24/7 assistance. Our on-site maintenance team is available to address issues promptly.

We have a helpful on-site management and leasing team. They can answer lease questions, take maintenance requests, help with move-in details, explain amenities, and keep you informed about resident events.
